            <![CDATA[Is Now Actually a Good Time to Buy a Home in Tampa Bay?]]>

            <![CDATA[<p class="p1">This is probably one of the questions I get asked the most.</p>
<p class="p1">"Jasmine… should we buy now, or should we wait?"</p>
<p class="p1">My answer might surprise you.</p>
<p class="p1">It depends on your situation, but for many people, this is actually one of the best buying opportunities we've seen in a while.</p>
<p class="p1">Just a few years ago, buying a home felt like a race. Homes were selling almost as soon as they hit the market, buyers were competing against multiple offers, and many people were waiving inspections just to have a chance at getting a home.</p>
<p class="p1">Today's market feels very different.</p>
<p class="p1">There are more homes to choose from, homes are taking longer to sell, and buyers finally have a little room to breathe. In the Tampa Bay area, homes are generally staying on the market longer than they were during the peak of the market, giving buyers more time to compare homes and negotiate. Recent data also shows that Tampa home prices have remained relatively stable while inventory has improved, creating a healthier, more balanced market. </p>
<p class="p1">What does that mean in plain English?</p>
<p class="p1">It means you don't have to feel like you have to make a decision in 15 minutes anymore.</p>
<p class="p1">You can ask questions.</p>
<p class="p1">You can schedule an inspection.</p>
<p class="p1">You may even be able to negotiate the purchase price or ask the seller to help with closing costs. Across the country, more sellers are offering price reductions and incentives than we've seen in recent years as the market becomes more balanced. </p>
<p class="p1">Now, are interest rates higher than we'd all like? Absolutely.</p>
<p class="p1">But here's something I always tell my clients…</p>
<p class="p1">You can refinance a mortgage later if rates come down.</p>
<p class="p1">You can't go back in time and buy the house you loved once someone else owns it.</p>
<p class="p1">For the right buyer, finding the right home is often more important than trying to perfectly time the market.</p>
<p class="p1">One thing I love about Tampa Bay is that it continues to grow.</p>
<p class="p1">New restaurants, entertainment, businesses, and hotels keep popping up, making our community even more exciting. One project I'm looking forward to is the new dual-branded AC Hotel and Moxy Hotel planned for Tampa's Channel District. It will add hundreds of hotel rooms just steps from Water Street, Sparkman Wharf, the Florida Aquarium, and so many of my favorite downtown spots. It's another sign that companies continue investing in the future of our city. <p class="p1">Our daughter recently graduated from high school, and now both of our kids are in college. I couldn't be more proud of them, but I have to admit… I don't know if I was quite ready for this stage of life!</p>
<p class="p1">For years, I was the chauffeur. My schedule revolved around theirs, school, practices, sporting events, and everything in between. Now they both have jobs, school, friends, and their own lives. These days, if I want to spend time with them, I have to fit into <span class="s2"><i>their</i></span><span class="s1"> schedules!</span></p>
<p class="p1">It's funny how quickly things change.</p>
<p class="p1">As much as I miss those busy years, I've learned that this new season has its own kind of sweetness. The time we do get together feels even more intentional, and I cherish every minute of it.</p>
<p class="p1">Recently, my daughter and I had the sweetest mother daughter day! We (I ... LOL) treated ourselves to manicures and pedicures before heading to brunch at Oxford Exchange in Tampa. If you've never been, it's one of the most beautiful spots in the city. Between the gorgeous architecture, cozy bookstore, stunning décor, and delicious brunch menu, it's the kind of place where you can slow down, enjoy good conversation, and make memories. If you're looking for a special brunch spot, I highly recommend it.</p>
<p class="p1">A few days later, my son and I had a dinner date at Prima in Valrico, formerly known as Caught Up in the Shrimp Boat. The food was absolutely incredible! Everything was packed with flavor, the atmosphere was warm and inviting, and it's one of those restaurants that makes you want to linger a little longer over dinner. If you're in the Brandon or Valrico area and love Italian food, it's definitely worth a visit.</p>
<p class="p1">As parents, we spend so many years preparing our children to become independent. Then one day, they actually do and somehow, no one prepares us for that part.</p>
<p class="p1">If you're in this same season of life, just know you're not alone. It may look different than it used to, but it's still beautiful. Sometimes all it takes is a brunch date, a dinner reservation, or simply making the most of whatever time you can get together.</p>
